This way, we can confidently proceed with the house hunt, knowing that the payments will be comfortable for you. In today's real estate market, having a pre-approval upfront is more important than ever. It enables quick decision-making, giving you a competitive edge in a fast-paced environment. With your finances in order from the start, you can make confident offers and navigate the home buying process efficiently.

  • I will ask that you complete our buyer questionnaire with honesty to assist us in tailoring our approach to meet your specific needs. Your input will help us understand your fears and wants better, ensuring our first meeting is productive and focused on addressing the aspects that matter most to you.

  • At this meeting I will not only get to meet you but get an idea of who you are and what you want. We can discuss any fears you have as well as any questions you thought of. We will go over the buying process thoroughly so that you understand everything headed your way. Discussing the current market will also make you aware of any obstacles you may face and how I plan on getting you around them.

  • Once the lender approves a preapproved amount that fits within your comfort zone, we can begin the exciting journey of finding your dream home. We will use this preapproved amount as a starting point for your house search, ensuring that we stay within your set budget. To make your search efficient and convenient, we will send you listings from the MLS (Multiple Listing Service) that align with your specific criteria. You can access these listings through our user-friendly online listing portal. The best part is that you will receive the listings in real time as soon as they hit the market. This allows you to stay updated and gives you a competitive advantage in this fast-paced real estate market. Our approach is to show you properties that perfectly match your search criteria. We value your time and aim to provide you with options that meet your needs. We will schedule showings based on your availability and preferences, making sure every property visit is convenient for you. Our philosophy revolves around ensuring that you find "the one" - the home that feels perfect for you. We believe in taking the time needed and showing you as many properties as it takes until we find the perfect match. You can trust that we will never rush you or pressure you into making a decision.   • Once we help you find a home you truly love, we take care of the rest. We will prepare your offer on your behalf, focusing on strategically negotiating the terms and price with the listing agent based on your wishes. Our goal is to ensure that you get the best deal possible. Once both parties reach an agreement and sign off on the Contract of Sale, the deal is considered fully executed. We handle all the paperwork and details, so you can sit back and relax, knowing that your dream home is within reach.

  • According to the contract, you will be given a specified time frame to carry out inspections and negotiations. To make the process smoother for you, we have a team of professional inspectors ready to help if you want recommendations click here. They will provide detailed explanations of all aspects related to the inspections. Once the inspections are complete, if required, we will handle any necessary negotiations on your behalf. Our goal is to simplify and expedite the entire process, ensuring that you have peace of mind while making informed decisions about your property.

  • Once the contract is signed you will complete your mortgage application and submit all required documents to your lender right away. The lender will then provide us with a written mortgage commitment and make you aware of your final monthly payment and down payment amount.

    You will also choose a title company who will order the title on your behalf. When we receive the report, we will review it and inform the seller of any liens or judgments. We will assist in resolving any issues that come up along the way. The title company will also be completing your closing of your property on settlement day.

  • We will accompany you as you perform a pre-settlement walk through just before settlement to assure that all agreed upon home inspection repairs have been completed and that the property is in reasonably the same condition it was in when you agreed to purchase.

  • Celebrate receiving the keys to your new home! On this day you will pay your downpayment and sign all the legal documents to make this property, YOURS!

  • You’re not getting rid of me that easily! After closing on your dream home I will still be around and checking in on you. I will send you reminders as well as things to do after closing so you know what to expect. I also have a ton of referrals for anything you might need that have already been vetted by yours truly to ensure they work at the same level of excellence as I do.
